Homeownership lets you build equity, put down roots, and make a place your own. However, achieving this part of the American dream has become much more difficult in recent years.
To start, there's the price tag. In the second quarter of 2026, the median U.S. home sold for $410,700, according to the Federal Reserve Bank of St. Louis—that's over $300,000 more than the median sales price of a new home in 1986. As if that weren't bad enough already, U.S. Chamber of Commerce's 2025 State of Housing in America report also notes that a persistent housing shortage, soaring mortgage rates, and stagnant salaries limit many potential homebuyers. Especially for young adults in their late 20s—an age when many people think they should buy a home—the goal might seem out of reach entirely.
It's not all bad news for would-be buyers, though. Today, banks often finance mortgages with as little as a 3% down payment, and first-time buyers may qualify for additional financial assistance. Plus, many housing markets across the U.S. are currently on a downturn. December 2025 data from Redfin found year-over-year price drops in more than half of the nation's metro areas, from Boston to Los Angeles, so you may be able to score a deal with a little persistence and time.
To illustrate how home prices have changed on a larger scale, Stacker ran the numbers on the cost of a new, single-family home for the last 60 years. Using Census Bureau data, we analyzed the median sales price for a newly constructed home from 1963 to 2023 and the Consumer Price Index to calculate each year's absolute and inflation-adjusted prices.
The Census Bureau data is based on new constructions, which are often more expensive than existing homes. The list price includes both the house and the land. This story does not include houses built for rent, those built by the owner, or those built by a general contractor on the owner's land.
Location indeed plays a role in home prices. For example, homes in the Northeast and the West have always been generally higher than the rest of the country. However, the data still shows that average prices have grown substantially over time.
